Here’s the scoop….the site NYB asked about is at 9707 Third Avenue. Lot is 72′ x 109′, zoned R6A with a commercial overlay. FAR is 3.0 with max height of 70′. I don’t see a filing for a new building at DOB. So there are NO approved plans.
Also, there is a 7-unit condo building for sale for 3.5m

Senator is right when he says Shore Road is R7. Also, the commercial avenues (3rd, 4th & 5th) have higher zoning than the rest of the residential portions of Bay Ridge.
I disagree with italiana71 who said “the recently passed rezoning laws won’t allow for this in the 80’s and upwards.”
R7-A is all along Shore Road and this development should not have a problem in R7-A.

Bay Ridge got rezoned to prevent over development.

Adelphi at 8515 Ridge is zoned R3-2, which permits single family detached, 2-family detached and semi-detached. Max Far is .5, building height max. permitted is 35ft. If they tear down the school that’s all they can build. If they decide to keep the building and convert to condos, I’m not sure how that works. I guess they can file for a variance.
Ok good! Do you know what blocks this zoning protects? With all the talk abour Adelphi going bankrupt or something, I fear that that could some day be a prime spot for condos…at the bottom of my street!
I’m guessing this is going to be in the 60s or low 70s and shore rd. The recently passed rezoning laws won’t allow for this in the 80’s and upwards.
