I just registered today, and would like to say first and foremost that I enjoy reading this forum, and it is comforting to know that so many people can stick together and discuss, somehow like a family, the nitty gritty of various Brooklyn neighborhoods!

This post is mainly for those of you living in Kensington, or whoever if familiar with the area. I currently live in Midwood, and while I am familiar with the general gentrification of Cortelyou Road, I am wondering about the subject block, which is just 2 blocks away from the Vox Pop. Although the area in general is changing for the better, this block seems to be a little behind; It feels somewhat untidy, the style of houses is mixed (some look like they need to be knocked down!) and while most residents of the block seemed nice, there were still a few folks who seemed somewhat shady. Granted you will find these things in most any neighborhood in Brooklyn, I would like to know your opinion. Please share your experiences and thoughts with me. This block has some rentals that are very cheap. While some apartments look like they need a total gut renovation, some are near mint condition, and the tag of $1200 for a 2 bedroom seems very tempting. Thanks in advance for your help, and I look forward to reading your remarks!

  1. I live a block away and I would say that block definitely has a lot of kids but is pretty quiet at night. Don’t know anything about shady folks- not sure how you are defining that but I’ve never had any problems walking that block. I know what you mean by the housing but that’s Kensington in general. All the blocks are either hit or miss, some tidy some not. Definitely makes a difference owners vs renters as renters do not tidy up and small rental properties are not cared for as well as owner occupied. But that’s kind of the way it is all over.

Neighborhood has definitely gotten better in last 5 years and that end of Kensington has proven to be a bit more convenient for us with proximity to the amenities across CIA, the Q train and express bus. Not having to rely only on the F is a good thing.

  2. kvishnu, you are not even in that neighborhood yet and you are already showing signs of disdain for the people who already live there. It is clear that you obviously can’t afford to live where you really want to live, so you have to consider living on blocks that were “historically rented to section 8 tenants.”

  3. Thanks for the advice. I just took a walk around there about half hour ago (10:30 PM, Monday night) and it was quiet and calm. I believe most of the block was historically rented to section 8 tenants, and some of those tenants still remain on the block. On Sunday afternoon there were tons of young kids (around age 10) in the street running about like lunatics which is a sign of a safe neighborhood, but can get annoying very fast! I guess the bottom line is that I won’t be hanging out on the street, so once the location is convenient to Cortelyou Road and the apartment is in decent shape, all should be well. If anyone else has any insight on this block, please feel free to comment. Thanks!

  4. Take it – I don’t live on that block or anything, but I’m in the business and basically walk around kensington for a living… If you are really nervous, walk around the hood at night, but there aren’t any blocks in the kton that are that bad, really.
