I just purchased a 2BR in Prospect Heights. It has beautiful wood floors with fancy dark wood inlays around the edges. Overall they are in nice condition but the finish is worn away in a few locations. It’s my understanding that we’ll need to refinish the full floors b/c if we only do certain spots the work will never match and the floors won’t look uniform. 1) Is that probably the case? 2) I’ve gotten some price quotes for refinishing but the price varies from $1.50 p/s/f to $4 p/s/f. Since the apt is over 1200 sf that’s a wide range in final price. We’re willing to spend more if it means having them look great but we’d love to spend less of course if we can get the same results.

Also, we’re looking to paint the place. Some minor sanding and repair work is needed, but mainly just needs fresh paint. I know this is really green to ask, but around what would it cost for a high-end paint job on a 1200 sf apt?

Before refinishing the floors, I’d suggest washing them with Murphy’s Oil Soap and, after they’re dry, putting on a coat of Rejuvenate (AFAIK only sold at Home Depot, which I hate, but it’s good stuff nonetheless). This will be about an hour’s work and will cost about $30, including the cost of an applicator and micro-fiber applicator cover for the Rejuvenate. If you don’t like the results you can still have the floors refinished, but I doubt that it will be necessary. The idea is refinish floors as infrequently as possible. Many old hardwood floors are quite thin and can only withstand one or two sandings.

    BTW, people will tell you that Murphy’s soap leaves a residue on the wood. That might be true, but I’ve been using it for about 30 years with good results.
