It’s a little bit of a hassle to run credit for others. I think you have to register in some kind of commercial capacity.
Remember also that your apartment is a lot more valuable as a no-fee apt, so you should be able to charge more than you would with a fee.
I normally have a disdain for brokers when it comes to sales, but I do think it works out in your best interest to rent apartments through them. I know that not all folks will agree, but I think brokers attract the type of renter who does not mind paying a fee for a better apartment, which leads me to believe they are not under financial duress and will pay the rent in a timely fashion. I know this is not a logical argument, but it’s my instinct.
I would stick with the bigger brokers though, since they have the name and reputation, and “lazier” people (especially coming from Manhattan) will gravitate toward the name that they know. Good luck!
brokers are evil, and its not hard to run a credit report. I’d suggest asking for 2 mos deposit b/c they dont have to pay brokers fees.
Do you and the world a favor and avoid brokers at all costs! Try FRBO through Craigslist. It doesn’t take much time–I have 2 small children too.
I had one open house for 2 hours, got 7 applications, and chose the couple I liked the best. I downloaded a rental application form for a couple of bucks, then asked all applicants to pull their own credit and e-mail me the results. I also recommend renting your place for $50-$100 under market value, so you have a wealth of applicants to choose from and can choose the tenant you seem most compatible with.
The whole process really only took half a Sunday. I’m sure brokers will take more of your time…and your soul.
In reading this again, I realize it’s confusing. We are owners of a brownstone that will be renting out an apartment for the first time. We did consider going the FRBO route through Craig’s List but decided against it since we have a new baby and toddler. Thanks again!
