Am looking to completely replace the kitchens and bathrooms in a brownstone I am looking at. I heard it might be around 40K per floor normally is reasonable. Am looking for thoughts as I plan for the expense Thanks

  3. You are paying for labor, and certified labor if you move electric or water.

    You can completely replace all cabinets appliances and fixtures in a average brownstone kitchen (24 feet of cabinets, 12 feet each side) for under 10k from Ikea list prices. You can save a TON with ikea’s cheaper cabinets (6k?).

    No question on materials you can save a lot and still have completely new furnishings… indeed if you got solid (but not fancy) cabinets and fixtures you could do a tw0-bed, one kitchen floor for near to 12k.

    But that means a LOT of work, you need to strip, dispose, sand, clean, adjust, mark, assemble, hammer, glue measure and nail everything. Your average brownstone is NOT 90 degree angles, which is where proffesional help pays off.

    I could/would/have done this sort of work, but youd better be damn confident and able to set aside some serious time for prep, removal, and construction. Prep work by itself would be at LEAST a full days work and research (or more).

    Then you have to allow for how your gonna get by when your kitchen is out? If you have two bathrooms youll be ok… as you can use one instead of the other, but not having a functioning kitchen is ass.

    if the planets align, and you have basement storage, you could get the whole job done from start to finish in 4 days. but thats for someone who really knows what theyre doing.

    If you think you can put up cabinets or move/install big/heavy appliances without help… well good luck… ive done it, but your gonna triple your time vs hiring someone to assist.

  4. the best way to do it is to not move any pluming or electrical, that way if your halfway handy you can do most of the work yourself for basically the cost of materials.

  5. I did a mid-level complete kitchen and bath reno (including wall demolition, but excluding replacing the bathtub) for about 35k. If I had picked cheaper kitchen tiles, cabinets and countertops, I could have reduced the price to 28-30k.

  6. Nope…delivered by Ikea, installed by others but I did assemble them myself, took about 6-8 hours. Also included bringing electrical to new locations, and light fixtures.
