tips for showing a rental apartment?

Can’t you only post once per day on craigslist? I tried reposting but it said I already had an active post. Can I delete and repost?
Yeah, but getting someone fast may not be the way to get the best tenant for you. Depends on whether you don’t care who you get, just someone who decides they want it, or to get a feel for the people. If you want to get a feel for them, separate appointments are better. Also makes you look like a better landlord – I always hated those group things when I was a renter – you shouldn’t feel so rushed and pressured to make what is often a decision important to your happiness. And they may want to get a feel for you, too.
And I disagree with the poster who doesn’t like people who will redecorate – it can mean they plan to stay awhile, care about where they live, and will take care of the place.
11:26 here. I find that people make a decision faster when there is a crowd looking at the apartment. Otherwise I often have people who want to come back later and look again with a friend, etc. When they see someone else measuring to see if their sofa fits, it usually gets them to make a decision faster. Also, if you post sufficent info and a time for an open house, you don’t have to waste your time answering emails and scheduling.
Keep doing Craig’s list. Time your posting to 9 am and mid-day. Set up any open houses on a staggered schedule so each person can look at the apartment by themselves. Tell them that you’re showing the apartment Saturday by appointment. I think renters get overwhelmed by group open houses and if you set up appointments at 15 minute intervals you’ll be able to get a feel for the renter.
Also, as I’ve posted before, don’t rent to anyone who says anything critical about the apartment, anything, including wanting to redocorate.
Post a new ad on Craigslist and you will be back on top. I also rent directly as an owner and always put as much info as possible and pictures. I usually post the address and have a 2 hour open house. I usually let the people walk around and look at the apt. Don’t breath down their necks and state the obvious; this is the kitchen. If its a couple, leave them some space so that they can talk and possibly quickly rule out the apt. If she hates the apt., don’t waste your time telling him how the dishwasher works.
Can you post on any neighborhood yahoo groups?
