I’m just beginning work on gut renovating a three family brownstone and making it into a one family. I have two proposals for expediting services, both are in the vicinity of $10,000. The scope of work is for filing an Alt Type I permit and a change of C of O. I may be cheap, but this seems twice as much as I expected, at least. Thanks for any input on this.

  1. Expediters are not an architectural firm nor an engineering firm. By NY State law, they are not allowed to offer professional services. If they are offering to prepare and file plans to clear violations or to change CO’s, then they are operating as a scam.

  2. BEWARE! BEWARE! BEWARE!
    I hired Jeremiah Runyon to design an extension on my in-laws house in Fresh Meadows Queens. He divided the contract into 3 payments totaling about $7000. I paid him $2400 for the first phase which included schematic design, getting permits ready and lots of other things. After a month, Jeremiah never contacted me and disappeared completely. (If you don’t believe it, look at the previous post above) I discovered he not only disappeared but with my $2400 dollars. but also with several other peoples money totalling about $10,000. Since I never got an ounce of work out of Jeremiah, I had no alternative but to bring Jeremiah to The Queens Civil Court. He never showed up for the trial, and as of today, he has a $2400 judegement on his record. This guy is horrible news to say the least. He is Completely unethical and a total liar. If anyone thinks that I am making this up, or that I am a competitor trying to slander him, I will gladly email the default Court Judgement document to you. Be warned, this is very real. This crook should be put in Jail!!!

    It”s just the paperwork, I have an architect for the drawings. I did the filing for the work permit last time myself, so I know the drill. basically, it’s a lot of waiting in line (outsourced to some industrious kids) and having the inside relationships to move the paper along.

    It’s a real pain, which is why I’m glad to hire someone this time. Still, $10k is $10k ….

  4. Are they also preparing drawings or is it just the paperwork.

    If it’s just paperwork, that’s alot. That’s too much. That’s a crime.

    If they’re also doing drawings still alot by about 2000 dollars.

  5. I think you can do this for about half the price. $10k seems high. For a 2 to 1 family, I wouldn’t even do it. For a 3 to 1, I would. It completely changes your Code status at the DoB; a 2 to 1 does not.
