We have gutted the interior of our 1,000 sqft floor through co-op apartment. It previously had one bath, but we are thinking of adding another (there is room) and then obviously (see from the photo) putting in a new kitchen, 2 bathrooms (1 en suite), a new floor (old one couldn’t be salvaged), and changing the layout of the bedrooms (basically swapping them). Wondering where to go to from here – we obv. need a building permit to be lodged for & then a GC to look after everything. We are astonished at one quote we have received, basically for construction costs, $33-36k for kitchen and $50k for two bathrooms. We aren’t doing anything adventurous and each bathroom will be 8′ x 5′, and kicthen the typical U-shape 11′ X 8′.
Can anyone help with words of wisdom on construction costs or some advice on where to turn?

We aren’t living in there but are subject to time and cost constraints.

PS we also have a terrace space 11′ X 14′ of which we’d like to install a water and gas line and build a proper deck – any tips on that?

  2. Contractors charge a lot more working in a coop than a house — it is harder. I would say at least $100K. My 2-1/2 baths (minimal size and not fancy) was $43K — and I had multiple quotes which were all in line (some labor only, others labor plus allowance for materials).

    If you can gut an apartment for less than $100/square foot you are a genius. A kitchen can easily cost you $25k or more.

    BTW, the fact that you have not hired an architect and therefore you have no drawings, means the contractor can charge whateve he feels like charging since he has nothing to base it on.

    really depends on the finishes. but i’m buying alot of the stuff myself.

  5. 8:48 again.. even more astonishing is that you have done all the above without DOB or architect..I just read your other blog. If I were a contractor brought in to give you an estimate I’d run for the hills.

  6. hard to say if your construction estimate is astonishing or not, you haven’t provided a singe detail beyond ‘not doing anything adventerous’. From the sound of your blog, you sound very adventerous, gutted the place already, adding baths, changing layout..
