Looking for an architect for a simple job – we have demolished our floor through apartment and are looking for an architect to draw up some plans for filing a building permit. We think we don’t need to gain any great ideas from an architect and want to keep the costs down as don’t think 10-15% of total job is a fair fee given they could probably walk once we have a basic sketch/plan

  1. I just used an architect, Jo Gezal He does his own expediting too. He was very fair. I am not sure if I spelled his name right. I’ll get the plans tomorrow and let you know his name/ number.

  2. Why are all homeowners on this site so completely and utterly clueless about proper procedures. Maybe they should rename this site: “Come here to post the questions you already know the answers to about your illegal, bass ackwards home renovation, so that when you get sued the rest of us can all say We Told You So!”

  3. You needed to get a permit for demo also.

    An architect should have been retained before you started demo. Architectural drawings will need to show what was demoed and what is new. Now whatever architect you do hire to do the drawings, doesn’t what was demolished.

    9:42 – the architect will need to sign off the job at completion.

    It’s a little more involved than just doing drawings and getting a permit.

  4. When an architect files drawings for a job they are also telling the DOB that they will do the final sign off for the job – so any good architect is not going to be willing to “just get the permits” and then walk away.

    Maybe you need to find a cheapo expeditor/architect office – basically a drafting service with the ability to file drawings.
