Do you count the floor space created by a lofted sleeping area in the total square footage of an apartment? I’m looking at an apartment that is 450 square feet of open living space and an additional 200 square feet of loft space (with 5’5 ceiling clearance) which the broker says totals 650 sq. ft…
Do you count the floor space created by a lofted sleeping area in the total square footage of an apartment? I’m looking at an apartment that is 450 square feet of open living space and an additional 200 square feet of loft space (with 5’5 ceiling clearance) which the broker says totals 650 sq. ft for the whole apartment. Thus, he says the apartment’s price is calculated based on the 650 square feet total.
I saw a loft-style apartment with a sleeping loft advertised as a 1-Br. Is that kosher?
5’5″ of ceiling height means this is not a legally inhabitable space. For coop and bank assessments, they will look only at the 450 sq ft footprint of the space. Now, the loft may add value to the space, and there might be an increase in price due to that perceived value, but that’s up to you to decide.
the broker would probably count the square footage on top of the refrigerator as living space if he thought it would make the place sound bigger.

Would you pay $700 psf for space you can’t stand up in and move around? I’d say that the space is worth perhaps half of normal psf values, hence the place is overpriced.
If you like the place and you can afford the price, why do you care how he/she’s calculating it?
