Architect Needed
I am a first time homebuyer and am closing on my house in a couple of weeks. As we are looking to renovate we I am in search of an architect. Our budget is not that big and I am looking to spend around 7-10k on architectural services. Can anyone recommend one in this price…

I’m an owner in the middle of a reno and have been thru and learned a lot in terms of dealing with architects (plenty of problems caused by my own bad decisions). Many good architects (the kind that get recommended in this Forum) seem to have a $20k-$40k minimum fee. That implies they only work on larger projects.
How big is your total budget? If its not a big project, then it makes sense to find an architect who is willing to take on a smaller project. And they’ll probably do a good job within the budget.
If its big project, trying to save money on the architect fee will probably backfire. It did for us.
Only a bad and/or inexperienced architect will do a big job for less. A bad and/or inexperienced architect can really mess up a project in a lot of ways (slow down the entire process, not know all the options, not really give good advice). This all results in wasted time and money and unnecessary frustration.
My new, good architect is John Hatheway. His website is not as exciting some other’s but he a nice guy, very responsive, and he gets things done. Your job is probably too small for him but you never know and, worst case, he may be able to lead you to someone.
I am not an architect or lobbyist for them.
I would love to discuss your project with you. I’ve worked on many budget conscience projects throughout Manhattan. If interested, please contact me.

Architects aren’t GREEDY. Getting good service comes at a price. Does 6:13 want everyone to starve and stay stagnant in their economic progression? You’re an idiot. If you can’t afford to hire an architect’s fee, I agree, you shouldn’t stretch too far. You should wait, buy something you can afford, only do the work you can afford.
But stop generalizing that architects are Greedy. Most architects can barely survive; in New York or any other part of the country.
Oh, “it’s not about the money” huh, Ysabelle? That’s exactly the silly idea fed to homeowners that put this country into a mortgage crisis and a recession. It was all fed by greedy architects and contractors who jacked up their prices and are now telling homeowners they’re crazy when they start to be more smart about their finances.
Before the craziness of the bubble it was really quite normal even for wealthy people, to not overextend themselves financially and to do renovations bit by bit through the years. Totally, completely, utterly normal. In fact it used to be a hallmark of the very wealthy, that they did NOT take out huge loans for anything. My father and his generation literally pay cash for everything, even the houses and cars they buy. So stop trying to make people insecure when they wish to emulate that and help return the world to normal.
I’m gonna have to second 1:51 on that one.
He’s an “ambulance chaser” because he responds to a public RFP?
Shut the F up Ysabelle, you moron.
No, this is not George Roushakes.
George Roushakes is a lovely person but a bit of an ambulance chaser.
Speak to his clents and physically go and see the work.
It is not about the money,
It is about the quality and your satisfaction as a homeowner.
How can anyone make any money on a fee that low? That’s barely enough fee to renovate a kitchen, dudes.
Go for it George. You can have it.
Helllo. I would be happy to discuss your project and if possible, walk through the house with you. I am a Registered Architect in NYC and my past work has been a range of house, apartment and loft renovations on a variety of scales and budgets.
I understand your general budget limits in terms of fee and I believe I can accommodate you. I can also help give some guidance in terms of project cost and overall budgeting for your proposed work.
Please drop a line and I am happy to forward some past work and discuss more specifically your goals for the project,
Regards,
George
