Hi there – we are beginning to embark on a renovation on our three story town house in Park Slope. We can’t afford to do all floors in one go and will instead look to have a master plan for the house which is actioned over a few years. First phase would likely be ground floor plus plumbing and electrics. The ground floor requires significant upgrades with a new kitchen and bathroom plus hallway walls being removed to allow for greater light.
Has anyone gone through this experience and if so did you get an architect plan first and then a contractor or use someone all in. I’ve seen recomendations for prospect architecture and all renovations but everyone says they are expensive. Naturally we’d like a good reliable contractor who doesn’t charge the earth. If anyone has any thoughts we’d appreciate any recomendations for both architects and contractors.
You’re right to be frightened off by Prospect Architecture’s prices. They’re very out of line with other contractors and the quality of their work is no better. Look around and get multiple quotes.

Don’t hire a contractor to DESIGN your brownstone renovation. Bad idea. Contractors BUILD things. Architects DESIGN things.

It’s called a Proposal from an Architect, it’s called a Bid from a Contractor. Respect people, respect.
Hire an architect to do a master plan for you. From what I hear, it’s best to do renovations from the top down, not from the bottom up. You’ll get leaks all over your newly completed work if you do it the other way…and then you’ll have to redo portions later.
Be careful of lead exposure if you do the gradual approach and you have young kids/want kids. It is a serious risk and hard to avoid if you are living in/by a construction zone of an old house.
