Hi all,

We just closed on our coop and now our coop is telling us we need to have contractor’s license and fully insured people to paint and install floating wood flooring into our coop. Does anyone have any personal recommendations? The people must be fully licensed and insured to pass our stringent coop management! Thank you!

    I’ve been a painting contractor for 20 years in NYC and I am not licensed. My understanding is that General Contractors can be licensed by the state/city but I’ve never heard of such a thing for painters. As a matter of fact I’m not even sure that licensing is “required” for GC’s to do business. I know two top-drawer GC’s who aren’t licensed and who do high-end, gut-renovations all over town so you may want to look into this further.

    If your coop board has this rule to insure quality work I can tell you right now that being licensed doesn’t mean that a contractor is any good. All they did was pass an exam – they could still be a nightmare to work with so just keep this in mind.

    That said, insurance is important and most contractors of any kind, myself included, do carry the necessary coverage.

  2. I used this guy, he was very reasonable and great to work with. But you have to make sure you closely supervise just like with anyone else, but he is very agreeable and great to work with. His name is Evan and his number is 646-523-8279. Say Emilia recommended.

  3. you must have a crappy board. Ours will not allow us to “do it ourselves”. What happens if you break something (or some”one”) and you have no insurance? duh. why would you buy a co-op without first knowing the rules?

  4. do it “yourself.” In other words, tell them you’re doing it.. Then you just bring in a “helper.” You’ll have to be around a bit but generally the board can’t mess w/ you if you’re doing the work yourself. I’ve done it several time.
