I know I need to look at the proprietary lease to get a true answer, but generally, isn’t the co-op responsible for the condition of the door leading into an apartment? I ask b/c the door needs to be painted, the peephole has no glass, and the doorbell is busted from the outside. This isn’t considered within the 4 walls of my unit is it?

  1. All the leases are pretty much identical in various buildings, and they aren’t necessarily clear on many points.

    Check with a lawyer who represents on intra-coop issues – there are things that can seem really clear in the way the proprietary leases are drafted that have been deterimined by courts and custom to mean something quite different from what the words on the paper actually say.

  2. I live in a co-op as well, and our co-op is responsible for the painting and repair of the entry door to the apartments ( unless carelessly damaged by the shareholder)… but as you’re aware, best to check your proprietary lease
