We are in the process of closing a property, which is three unit brick house with full basement in Prosepct Lefferts Garden area. Property needs renovation of the following:
Some Electric work: Extra outlets in the kitchen, bath rooms and back of the building for the outside work.
Some plumbing work such as leaking faucets etc.
All three kitchens need upgrading: Kitchen cabinet doors, Appliances
All three baths: need upgrading
Add two 1/2 baths for top two floors
All radiators need to be fixed
Basement floor (About 122 sq. ft.); would like slate tiles
Wood floor most of it is in good shape: some damage under radiators: need to be restored
Fire Escape need to be painted
Whole house painting

We have budgeted about $100,000 for renovations; Approximately will that be sufficient? If not we may have to hold back some of renovations for now and do later. Please advise.

Can you please recommend some reliable contractors: with decent quality work and average at pricing? Would appreciate any ideas.

  2. How much of the work are you doing yourself? $100,000 does seem very low. Any work involving cabinetry, plumbing and tends to be pricey. You should probably make your budget 4 to 5 times what you’ve allowed. You’ll need to file this with the DoB and pay for an architect and an expediter as well. The electrical work needs to be filed separately also.

  3. Three baths and adding 2 half baths (with toilet I presume) sounds like sort of major work. What is the state of the plumbing? Adding the kitchen with appliances and it begins to sound pricy
