Good Architect for Brownstone Rehab

We are considering converting our 4 family brownstone into a 3 family. Can anyone recommend a good architect for such a job? The house has a lot of decorative detail intact (e.g., ceiling/moulding plasterwork) so we are looking for someone who has particular skill with renovating brownstones

  1. I always find it odd that people go to contractors first. The first step should be the design. Why would you get an architect through your contractor? That just doesn’t make any sense to me. You should get an architect first, then get multiple bids from contractors so they are competitive. And you should talk to multiple architects first, too.

  2. I’m sure there is more than one associated with this forum. I had a nightmare with the last architect I used ( he is not from this forum)
A very competent man regarding brownstones but gave me every excuse from a toothache to car trouble (more than once), had to pick wife up at airport, splinter of something in his eye,
traffic was so bad he had to abandon journey on two occasions, left cell phone in Long Island,
All this after the fact, sometimes days after missing an appointment.
My client and I were both committed to him before this all began, waited months and months and more to get approval to go ahead, every step became a protracted excuse. I am very familiar with the necessary processes and was ready for a bed in Bellevue by the time the client eventually saw the light. Anyway I am using a guy that I am happy with now.
