Based on some good feedback on the Forum, we used Heimer Engineering for a complete “licensed professional engineer’s certified report” on the house we were bidding on.

Heimer issued a report with a Termite Certification saying they had undertaken “a thorough and diligent visual examination of the subject house” and that there was no visible evidence of damage. We paid $950 for the report.

BUT, when I had a pest control guy come back to do a final check 2 weeks later, he found observable mud tubes and termite damage to the joists in plain view (without opening any walls, etc.).

I thought it was weird that the Heimer inspector didn’t even have a flashlight with him when he did the inspection.

I called Heimer Engineering’s owner, Harold (631-858-5577) who, when he finally returned my call 2 weeks later after a 2nd message, blew me off and referenced the “covers everything” disclaimer in the report.

Conclusion: Heimer reports aren’t worth the paper they’re written on. They use templates and stock filler and don’t find obvious problems with homes.

  1. I took used Heimer to inspect a house for me over the summer. The engineer never mentioned carpenter ants in the report, he never mentioned that the boiler was approaching its rated life, and that some floor joists were cut to allow for plumbing lines. I had to have another engineering company come in to reinspect the house and he found all of these things that Heimer did not find. When I called to complain, the person I spoke to was very rude. I would not use Heimer.

  2. I just had a house inspected by Heimer. Horrible! DO NOT USE THIS COMPANY. It is a rip off. I paid $675 for a bunch of boiler plate nonsense. The engineer was rude and when I called the office to ask him questions, I got his voice mail. Its been three days and he still hasnt gotten back to me yet.

  3. as a matter of fact, heimer was just at my house today. no complaints. the engineer was thorough and knowledgeable.

  5. I too had a very good experience with Heimer. They were very thorough and were right on with estimated prices and timing of needed repairs to my 100 year old Victorian. The inspector spent two hours with us going over the report.

  6. I had a great experience with Heimer, but then I had Terminix come out for an estimate and the sleazy sales guy was hell bent on finding termites. He actually lied to me and said some water stains coming from a pipe were termites — I disagreed because he was so obviously looking for a sale and the marks were obviously water. So maybe get a second opinion…
