I’m very pregnant and need to replace or refinish my hardwood floors pronto. I’m in Manhattan and 3 contractors/refinishers have given me quotes of $8+/sft for refinishing the circa-1880 pine subfloors (which are in bad shape), and $15-$25/sft for new Bruce prefinished. Any recommendations for someone more reasonable?

  1. You would be better off flying my floor guy from Fl to NY. He charges A DOLLAR a SF, and does a GREAT job. He just put my pergo in, and it is beautiful. He works at one of the large hardware corp., but does side jobs. What a great job.

  2. Alternate suggestion:

    Carpet is inexpensive and easily replaced; easy to DIY if you get the foam backed and cut it with scissors. If you are going to live there for a short time, that is what I’d do.

    You could try my friend Marian, a charming Irish woman whose partner Tony gives quite reasonable prices. Should be around $5-6/psf all in for oak #2. No idea on pre-finished. (718) 930-3834

    With Marian I would think you’re looking at a price tag closer to $2K than 20.

    If you’re concerned about fumes, go for water-based. Oil do stink a bit. You can also check with

    Good luck with the baby. (And whatever finish you choose, opening all the windows and staying at a friend’s for a day or two should take care of you.)

    Which leads me to ultimitely question your general wisdom & likeability, and then to carefully review the reasons why I should take a single freaking minute of time in order to save you a buck or two.

    Hey, maybe you DON’T need a new floor after all. Have you tried SCRUBBING it?.

  5. Even on a small job, you should be paying about $3/sf for refinishing for a real pro job. More if it involves repairs. Maybe try Verrazano? They do a lot of work in Brooklyn Heights…

    I used them for our floors. it was only about $3/sf and included them sanding everything down and refinishing. 350 sq. ft. they could probably do in 2 days.

    They are located in Astoria and were very professional.

  7. If your apt is very small, the price per sq foot isnt a great thing to compare on. Any refinisher is going to want to make a certain amt based on each visit.

  8. I have used Rock Jam floors in two houses. The work covered four floors in each house and included stair treads. The second house they did had really bad floors on the first floor. Reco and Vin, the owners, repaired the sub floor in some areas and took old pine (from 1899) out of some closets and other unseen areas to patch the floor and insure that the boards matched. They are great to work with and very reasonable. They are also busy. Reco’s cell number is 917/774-5315. Just FYI, he has a thick Jamaican accent.
