I am going to gut my 650 sq. foot apartment in a wood frame building and am considering using an architect for a little hand-holding. (Really just to draft plans–not oversee the construction.) I have the basic layout in mind, but just want to make sure I don’t miss anything. There are no structural/load bearing type changes. (it’s been inspected for this purpose.) Is it worth using an architect, or should I just discuss my desires with the GC? I’m a little cash poor after the purchase, but I don’t want to be penny-wise pound foolish. Recommendations appreciated.

  1. It is required to use an architect or engineer to stamp drawings for your renovation.If the work is a small scope, your fee will be small, too.

  2. You say apartment – is it a co-op or condo ?
    You will have to file with the building management as well.
    The insurance company will require this. If anything goes wrong w/ this renovation, you & your insurance will be liable.

    Think twice, insure yourself and hire a professional!

  3. Bring in an architect and he/she will be ethically compelled to tell you that you have to file the work with the building department.
