I have a two family home in Brooklyn with a 3 room basement (street level). I would like to convert the basement which is used as a rec room to a rentable apartment. The basement has plumbing for water and gas already installed along with a seperate front entrance and rear windows in a back room that can be used as a bedroom. Does anyone have experience with this type of building change and an idea of the costs involved and time required to obtain a new C/O to make it a legal three family ?
Obtaining a Certificate of Occupancy can be a lengthy process then again it can be a short process, but either way its costly. The filing fees and the construction all play a part.

You should hire an architect or zoning lawyer to help you with this. They should do the consulting on an hourly basis.
Doesn’t going 2 to 3fam. bring your building under the more stringent multiple family dwelling law with far more requirements such as sprinkles, etc.

Search the archives on this. There is much debate about the subject. It can be very complicated and will take at least 6 months. That is how long it took us after all the construction was completed.
