So what about the costs of building modern mezzanine inside raw space?
My space has 13 ft ceiling heights, so what kind of budget to build out an upper level of, say, a spacious home office type room and perhaps catwalk alongside new built-ins – one with proper safe access (not ruthless metal ladders), modern materials, architect designed – something that is good enough to be add value come resale, not be ripped out?
If anyone has done something like this, what was reasonable as a budget, 50k? 100k? 200k? was it harder to get the right people than you expected?

it doesn’t have to be a pain in the ass. as long as you know what all your issues may be. in my experience, you can do something with as low as $50,000. however, it all depends on your tastes in terms of finishes and craftsmanship.
Thanks for your comments, sounds like a pain in the ass! Although I’m not sure why I’d have to rip it out to sell it. Who is going to tell? the new buyer? they either like it, or they don’t. I’ve seen more than one interior space horizontally divided with low ceilings, for sale, and nobody blinks.
May be he/she wants to play with elevation? Say, make part of the loft higher and use it as a platform for builtins, bed, etc, and walkway on the first floor under elevated part, and part that is lower, where he/she can actually walk, stand and seat with big closets under on the first floor?
how can you put a mezzanine with 12-13 foot ceilings? 6 1/2 feet and 6 1/2 feet? that seems a little “Being John Malkovich”.
You can’t put in a mezzanine legally. When you go to resell it you will have to remove it.
if you don’t enclose the mezzanine you may be able to get more sf. however, there are minimum height requirements in residential code.
then it is not a loft by nyc dob codes and will need to abide by residential codes pertaining to light and air. depending on the proportions of your space, you may not be able to mezzanine 1/2 the sf.
well imagine a 900 sq ft shoebox with 12-13 foot ceiling height. So I’d want to mezzanine half of it. Thats basically it.. and no, it isn’t registered with any loft board.
how big is the mezzanine? is your space a loft, as registered with the loft board?
