This doesn’t offer a concrete answer to your question but might be worthwhile for you to skim: “Which Building Improvements Really Pay Off?” From NYT RE on Sunday (http://www.nytimes.com/2006/11/05/realestate/05cover.html?ex=1163394000&en=511141f69ec94f12&ei=5070&emc=eta1).
Does anyone know how much adding a roof deck to your nyc property adds to the value? Trying to present to our board soon. Thanks!
yeah…
If you use Ipe, you’ll have a brown roof
How could anyone mention “greenroof” and “ipe” in the same sentence!!!!?? There is nothing “green” about using ipe!
Please don’t use ipe for your roof deck. No matter how much the supplier insists that they only sell sustainably forested ipe, the fact is that there is no such thing. There are some suppliers that manage there forests better than others but nobody can possibly keep up with the demand of ipe in the United States. It is an amazing wood that has every quality an architect could want but the fact remains that the brazilian rain forests are disappearing at an alarming rate that is causing unreversible damage. There are plenty of non wood alternatives that will work just as well. And although you may think ipe has a certain cache now, the opposit could be true in another few years.
I’ve been doing garden design/build for the last ten years, 4 here in NYC, including the largest greenroof in the city. The last post is on the right track: modular is important; low maintenance is important; greenroofs are important. Ipe gets you more sf coverage than cedar or treated lumber because of its fire rating. You’ll still need to — and I think — want to leave some sf for veggies, trees and flowers.
Al Terry works out of the Navy Yard here in Brooklyn and can handle the building envelope issues: staircase through the roof, atrium, etc… as well as the deck. check out: http://www.alterrydesign.com

Our roof deck was a modular construction- 4′ panels so the roof could still be accessed if necessary. Not including railings, it ran about $30/sq ft, delivered, carried up 4 flights of stairs, adn installed. It could have been a bit cheaper, but chose ipe for the wood, since it doesn’t require any maintenance.
We didn’t need to add stairs, so I have no idea what they would have run. 800 sq ft would be a large deck – we ended up making it about 400 sq ft and it’s plenty big enough for us. Our current plan is to do a modular planted green roof on the rest of the roof if we get the okay from a structural engineer.
