Help! I hate my tenants!

I have a 3 family in PS with tenants on the top 2 floors. New tenants just rented the top apartment and I already don’t like them. First sign was their security deposit check bounced -although they quickly gave me another check from a different account. They made a big stink about having their cable installed – I needed to be around to let the guy into the back and they scheduled it at a time that was inconvenient for me – after I had told them I wouldn’t be avail;able during that time. And now it’s September 2nd and I don’t have the rent check from them (should have gotten it yesterday). I clearly misjudged these people and should never have rented to them (credit was prefectly good, came from a reputable broker). Mostly needed to just vent – on the other hand…any good ideas for getting rid of them?

PayPal is not a great option. The tenant would have to overpay the rent, or the landlord would lose on PP’s transaction fee.

On any given day I have no clue where my check book is. All my payments are made auto or online including rent.
Wow, generated a lot of comments! I did finally get the rent from the tenants – they responded to a message the following day and had apparently decided to slip the rent check into our locked mailbox – but it ended up not in the mailbox but somewhere behind or on the side or something. Not the smartest idea, but I think they were set straight, although only October 1 will tell. I’m not really interested in evicting, just hope they will move on sooner rather than later. Especially in the beginning of new ownership, I need that rent in order to pay the mortgage!
Regarding the cable installation, I was trying to be accomodating since they needed the cable installed for their internet connection (where would we all be without that!). One of the tenants works from home and needed it desperately and time warner wouldn’t come back until the end of the month. Of course, then I ended up feeling resentful, so it was my fault for being too available.
Regarding paypal, I think it’s just as easy to have a late online payment – but i never thought of that as an option. it would certainly save a trip to the bank each month. And I’m 12 years under 45, BTW.

I’m just a tenant, not a landlord, but, if I were landlord, I think I’d try to arrange to get paid automatically through PayPal, a credit card payment system or something like that. Maybe you could even have an escrow account set up from the beginning in case the tenant gets mad at your but is still able to pay the rent.
I know that a lot of people over 45 still prefer checks, but it seems to me that young tenants who are willing and able to pay through some kind of electronic automated system might be better tenants than young tenants who can’t pay through some kind of electronic system.

I consider rent late after 5 days. I always thought this was standard. However, some people consider ten days the grace period. Easier to spell it out in the lease.
When is rent typically considered late? After 5 days? And what is a reasonable late fee to charge? Is 1.5% standard?
