Our floors – 2 rooms with parquet and the rest of the home is pine – need refinishing. The parquet floors seem quite worn, and I was wondering if anyone knew if there was a point when they can no longer be sanded/refinished. The pine floors could probably be refinished. Prior owner did not refinish, and we do not know when the floors had been done prior to that.

We’d be happy to take a look at your floors. The parquet floor can be sanded by hand to avoid replacement. Otherwise — replacement is not that expensive. For the pine floors — we have done many projects where we have brought pine floors back to life.

Old floors are much thinner than current flooring. I think 1/4 inch oak parquet on top of pine sub floor. An inexperienced floor person often can wreck these old floors. Get an person experienced with old brownstones to take a look. Maybe others can recommend a good person; I don’t have the greatest experience with floor guys and ultimately had the floors replaced but check for recommendations on this site. I can tell you that the problem will be a lot of water damage and rotting and/or deep staining. Get several people to look and access though. Mine had so much water damage and broken pieces and cuoldn’t find exactly the same parquets (wood grain, thickness) that I threw in the towel and got new parquet floors put in.
