I’m wondering what the cost might be for replacing an entire floor, subfloor, and so on for a kitchen in a 100-yr-old house in Bklyn. (This would include removing the subfloor & replacing the ceiling of the basement.) There’s some BAD water damage – washing machine seems to be SINKING into the floor (about 4″), and kitchen sink has obviously been leaking for oh… say, 20 years? From the basement you can see some major sagging. Area is approx 5ft x 14ft. Anyone had experience doing this type of fix?

    What is the total square footage of the floor that needs to be replaced?

    Is the ceiling the same sqaure footage?

    What type of wood would you like to use to replace the bad wood?

    If I am reading your posting right — the damage is limited to one floor and one ceiling?

  2. Since we just got spams in reply to our question I figured I would update this. We got a gaggle of architects to estimate the cost of the floor repair. The estimate is about 25K to 30K to have someone fix this for us competently. This does not include engineering or architecture cost, nor DOB expediter costs. I’m an engineer and my wife is an architect, so we have some advantages there.

    For someone else, I would add 10%-15% for those costs, assuming the floor isn’t the only problem. There is usually a minimum a PE or licensed architect will charge for a job because of fixed costs, mostly insurance.
