I’m wondering what the going rate for good painters is?
I’m about to close on a Stuyvesant Heights brownstone – 3 story, two family 18.5×40. The walls are in decent condition, but there is lead paint throughout, ,which I’ll want to deal with (sanding/sealing/priming?), as well as some skimcoating and finish coats.

A friend who has a brownstone mentioned someone she thinks is tops – and he charges $400/day for two men, plus materials. Is this reasonable?

What’s a rough estimate of the time it will take to prep/prime/finish 3 floors plus hallways?

What can I expect to shell out for paint costs (assuming good quality, i.e. Benjamin Moore?)

  1. Does anyone know what a good painter costs per square footage of wall? I read some places $1 per square foot including labor and materials. I already have the paint so I’m just looking for the work done.

    Thanks!

  2. Emilia,
Thanks for the post and recommendation for Muhamed.
Would you be willing to email me so I can ask you a few more questions?
    Thanks.

  3. 40K for paint?? wow. i agree that a good paint job is worth a premium, but we ARE talking about painting, something that every person on this forum is capable of doing themselves. really, it’s not THAT hard. it would take a long time, but for $40K, i would take a week off of work and start rolling…

  4. I just went through the saga of trying to get a good painter for reasonable money. The prices I was quoted for 3 family large brownstone with a bit of plastering work ranged from 7k to 40K. In the end I found a great guy I would recommend, his name is Muhamed and his number is 917 855 5459. He has English languange problems but can be understood and is very reasonable… Let him know Emilia recommended.

  5. Janovic is great for Ben-Moore (I’m retired from them). Janovic is now owned by B/M (for over 5 years).
A painter…Paulo @ 917-860-5441. He does one job at a time, and doesn’t leave until he’s finished. Very clean and reasonable, and does great work.

  6. We just finished three floors in a occuppied brownstone (Bed-Stuy), we had to move furniture and set up bedroom as moved through the house. The project took two weeks.

We just finished another un-occuppied brownstone (Boreum Hill), two floors no furniture. This project took one week.

Both projects included steps, hand rails, spindles and banisters.

References; Bed-Stuy Brownstone – Paul 917.355.8090, I have a long list of references if needed.

I’d be happy to provide you with an estimate.
