Can anyone give me some info regarding the pros and cons of oil vs water based poly on floors? Specifically, I am looking to resand/finish some rooms in my co-op apt, and was quoted a good price using oil poly. Should I be concerned with health, odors, etc?

    If you chose to go with oil, you will have to stay out of the apartment for 24 hrs. Once the oil is dry its safe to enter the apartment.

    Water is comparable in strength and durability but the cost is higher. The more you spend on the water base finishes the better the all around performace.

    Health wise — water is better.

    Finally thing to consider is the look — if you like a flat look water is better, for gloss its oil.

  2. Oil finishes aren’t nearly as durable or protective as poly/urethane. And once you use them, there’s no going back. Poly, in contrast, is relatively easy to remove. (We restored our rental apt. floor earlier this year by simply sanding off the poly coat and replacing it.)

  3. try Fuhr Aluminum Oxide Modified Urethane. I have used this extensively in my house – beautiful finish, durable as hell, and importantly, does not make your house a toxic hellhole.

  4. Some believe that oil-based poly is longer wearing and has a better appearance (it runs together better — like oil-based paint — creating fewer visible brush strokes than water-based). On the other hand, it is much slower drying, releases more toxic fumes as it dries, and — over time — yellows more than water-based poly. Have you considered using an oil finish? I regret not having done this when we laid a new (recycled) wood floor. The finish is softer and, most importantly, can be spot repaired. That’s pretty well impossible with poly which also a tendency to scratch easily.

  5. You won’t be able to live in the place while the polly dries. Water based polly contains high levels of silica. Harmful to those people who sand floors for a living.
