I’m thinking of renovationg the first floor of my 7 family building. The renovation will probably last 6 months and be an inconvenience to my tenants. Are they entitled to a rent compensation? Am I infringing on their right to ” quiet enjoyment” of their apartments? If anyone has any experience with this, please help…

  1. don’t give them money.

    but keep the work to weekdays from 8-6 or 7pm but no later and no earlier.

    communicate with them about water/heat/electricity shut offs

    keep all common areas clean

    and while the workmen are in, fix any issues in the tenant apartments while you’re at it. might as well make their lives better while you’re inconveniencing them.

    and when it’s all done a nice thank you like a bottle or wine or some homemade cookies would be a nice treat. or a gift certificate to a local restaurant.

    but no cash unless it’s really unliveable.

  2. When I worked for a management company in the city they never compensated anyone for living in a construction zone.I worked on projects that lasted years. Save your money and compensate your super a little more so that he can keep the hallways as clean as possible during the work. Be careful to maintain some resemblance of security while the contractors are coming and going and by all means keep the tenants informed if any water, heat, electric service will be interupted. You don’t want to start a precedent of handing out money to your tenants. Give an inch and they will take a mile.
