I purchased an apt in a 100-yr old building. It has soft pine floors throughout. They are beautiful, but need refinishing. The previous owner says they should only be lightly sanded and then coated with wax finish. She says any hard sanding will ruin it, and to find someone who understands grit levels and care needed to refinish this type of floor. In one of the rooms, the floor is partially painted red.
Can anyone recommend someone for this job? I am looking for an experienced person with referrals who won’t botch the job.

You need a floor scraper. They use small very sharp metal blades to scrape the floor. This is the same process as is done in furniture making. Try taking a single edge razor blade holding it perpendicular to the wood and pressing down firmly, drag or scrape the surface of the wood in the direction of the grain. The wood will shine without any finish at all. Ever wonder why some floor sanding companies are listed under floor scraping? It was how floors were done in the past.
