What to do with rude tenants?
Should we get rid of our totally rude tenants? They pay on time, but still. Who wants to be treated so badly all the time. I don’t want to get in to specific examples of their nasty disposition because I don’t want to risk publicly slandering them. But really it’s not our imagination with these…
Should we get rid of our totally rude tenants? They pay on time, but still. Who wants to be treated so badly all the time. I don’t want to get in to specific examples of their nasty disposition because I don’t want to risk publicly slandering them. But really it’s not our imagination with these people. Every time they call to ask us for something they are screaming and shouting. And we are landlords who will happily throw time and money at any problem just to make sure life is good for everybody. We’d just rather not deal with such hassles. But then again they are the devil we know. What do you think?
I agree with anon 7:12, Is there a website to post info on bad and professional tenants, of course with proof (such has landlord/tenant court documents, etc.)? If there isn’t one, I think all landlords should get together and do something. There is power in numbers. Tenants have too much power and are very protected by the law. Especially professional tenants, they know all the loopholes. I had one, but she finally got her just deserts.
We tried that last year and they still are bugging us so much that the money doesn’t seem worth it. I’m sort of trying to figure out how much it would be worth extra for them to stay and the number seems insanely high…maybe an extra $5k a month or something. But I agree with you that we could end up insulting them and they might act badly. This is one of our concerns. It’s so awful to get stuck with bad tenants. Please, please all other landlords on this list — do NOT give out good recommendations for tenants you hate. Just say you don’t recommend tenants when asked for a recommendation. ‘Nuff said. I am certain that their last bldg’s management company lied to me about them. Bad tenants should be outed!
I’d suggest raising the rent to level where they prefer to leave (cite major fuel, taxes, insurances as reason fro sharp increase) – and if decided to stay worth the extra money to you.
Telling them you don’t want them around anymore is more insulting and could cause retaliation.
Thanks for all of your advice. Their lease is up in a little while and then we will send them packing. Life is too short for such aggravations. I actually miss the guys who came before them who never paid all of their rent but at least they were enjoyable to be around.
Life is way too short to live with jerks. Don’t renew the lease — but give them decent notice. Two wrongs don’t make a right.
If you don’t want to renovate the lease just have to say one member of your family needs the apt.
I agree that you should get rid of them (especially if you live in the same building) — there are just too many nice people out there, and life is too short to deal with this sort of stress. Sure, they pay the rent, but if they already seem resentful/angry, it may not be long before they are not paying the rent. Things will probably get worse, not better. If they are month to month tenants you can serve them with a 30 day notice, and then if they don’t get out, go to court. If they have a lease, you’ll need to wait until the lease expires as the last poster suggests. Good luck!
I think, legally, you are free to not renew their lease when it is up, but you may have a hard time getting rid of them beforehand, as they are paying rent on time. They would have to be trashing the place, or conducting criminal activities in the apartment, or some other egregious offences have to take place before you can break the lease. I’m not a lawyer, but I am a landlord, and the courts generally favor the tenants. They could tie you up in housing court forever, live free in the apartment while the case is pending, and still be just as rude, and there would be nothing you could do about it. At least they are paying rent.
I have nice tenants and I have rude tenants. I say get rid of the rude ones. Nice ones are better.
