I have a quote of $28,000 to do partial renovation to an 8′ by 8′ kitchen. The work quoted is to remove the old tile floor and put a new tile floor. 3 new base cabinets, Refigerator panel and cabinet over the Frig and one other wall cabinet (total 5 cabinets), a new undermount sink on a new granite countertop with stainless steel backsplash – the stainless will be glued to the wall. I’m not getting new appliances and my other wall cabinets stay as is. I have sticker shock. It comes out to $437 a square foot. I’m using mid-range floor tile and cabinets. Does this sound right?

  2. I agree that the price is high even for a good quality job. 5 cabinets, a tile floor and a granite countertop plus demolition for 28k is too much. I hope you can get a better price and if not maybe I should come out of retirement and start doing this type of work again.

  3. You should separate out the labor from the materials. Materials basically are what they are. You can get a $1000 sink or a $100 sink.

    The labor sounds a little expensive, but it’s really a question of what needs to be done. It will cost much more if the electrician needs to run new lines to the panel and replace the panel. It will also cost much more if the plumbing and electrical work will be filed with the city.

    There is also a significant difference between getting a high quality job with attention to detail and a low quality job (the only way you will know what kind of job to expect is by looking at what was done for others).

  4. sounds very high. i’ve had 5 estimates on a much larger kitchen, prices ranged from $9-15K.

    includes everything you mention with twice the cabinets.

  5. I think the price sounds very high. I had two custom countertops, one with integrated sink, built for $1200 from Leader Restaurant Supply on the Bowery. My contractors installed them. The cabinetry prices sound very high as well. Definitely get another quote.

    Installing cabinets is not very expensive and doesn not take too long. One or two guys should be able to do that in a day.

    The installation of the countertop and backsplash is also very simple, the real work on these items is getting them custom cut for your kitchen. Installation is usually included in the price and the whole thing should run around $60-70/sq. ft.

    the demo work of the tile floors should take a couple of guys a couple of days but not much more. I did this myself with a friend on a floor that was bigger than yours and we got it done in a day. I then paid a guy $500 to take all the debris away. You should be able to get a very good quailty tile laying job done for $10/ft.

    Plumbing and electrical are tougher to say because we don’t know what you need but it shouldn’t be more than $2,000 each and that would be if you are doing pretty extensive work.

    I would think labor on the high end should be no more than $10k.

    Get a few more quotes, check references, and examine the other jobs that each guy is working on to get a feel for their work. You will get what you pay for but there are plenty of people that will greatly overcharge.

  7. My breakdown of costs is Cabinets: 4605, Countertop: 2100, Sink and Faucet: 1000, Backsplash: 1100, Saddle: 395, Labor: 18700 includes demo and debris removal, plumbing, electrical, new subfloor for tiles. I pay for the tiles, about 700 more.
