We are looking for layout ideas for a 20×60 Brooklyn rowhouse. Where can I find a selection of sample floorplans to glean ideas for out renovation? Thanks in advance!

  1. I am assuming you have a house which has some kind of layout already and you are not to happy about it. All depends on how you want to use the house – 1 family or two, three family.
The best way to see how other houses are laid out is to go on house tours in any historic area.
Another idea is to talk to a designer or architect about the preliminary layouts. Some will do it for you after talking to you about your needs. Be honest from the beginning and tell them that you are just searching for the right idea. This can be done on hourly basis.
Good designer can do three to four different schemes easily in two days (preliminary, no finishes, cabinets etc., just walls and space layouts). If you decide to choose one of them, you can go into more serious contract with the architect and start filling process and design development. I do it for the clients all the time. This process also lets us get to know each other and see how we communicate and understand
each other as well. If you interested you can let me know.

  2. Go to the website of a good real estate agency (Brown Harris Stevens is one such agency) and check out their listings’ floorplans. Not architect quality, but usefull to get a sense of floorplans and layout ideas. When you are ready to design your place you will need to either hire a licensed architect to file your plans or go to a company like Schnall & Assoc. which can do your plans for you (without any input in terms of aesthetics or design finishes.) But they are the cheaper way to go in the short term, perhaps long term if you are making major changes you’ll want to use a design-centric architect so you don’t have to re-do things you didn’t even think of??
