Brownstone Architect
We want to convert our two family to a one family and need an architect to draw up plans for the rental unit floor. We want to convert the unit back to the original layout which shouldn’t be too tough. We’re hoping legitimate plans will make it a lot easier for the contractor to follow….

Anyone have recommendations for a “brownstone architect” whose willing to just draw up plans?
Try Joe Picewicz. Tell him I recommended him. He’s very affordable and has tons of experience w/ apartments. He’s in the neighborhood and helped on my brownstone.

i’d recommend checking out ben baxt of baxt/ingui….www.baxtarchitects.com. we did a lot of interviewing and he really seems to be the dean of brooklyn brownstone architects.
we’re going to use him for our conversion from 3fam to 1 and were very impressed with his previous work (as you’ll see from the website) and also from what we heard from folks that had used him.
one great piece of advice he gave us (in his role as architect/therapist) is to live in the space for 6 months (we are new homeowners) to see how we live in the space, what rooms we use, how we use them, how light changes, needs to be changed, and where the troblespots are, to write them down, and develop a plan over that time of how things could be perfect.
he’s certainly not the cheapest architect we interviewed, but we were the most impressed by his credentials, experiece specific to brooklyn brownstones, demeanor/trustworthiness.
