Does anyone have an approximate idea how much it would cost to build a 2 story addition to the rear of a brownstown 14′ x 14′ footprint? There’s no access to the back yard except through the house, so I would imagine that would add to the cost. We’re trying to get some idea before hiring an architecht.

  1. I’m guessing it would be significantly more than that. I know someone who did a two story addition (with basement) in the Chicago suburbs which cost about two and half times that. The square footage was bigger, but the addition wasn’t huge and they used a cheap contractor.

  2. this is total hearsay, but my neighbor in Windsor Terrace who has a wide shallow house (it’s something like 22 x 17, about 4 rooms total, but a lovely garden since it’s on a regular size lot) has mentioned that they were quoted about $100K for adding on. This would have meant doubling the size of the house but since it’s a small house, that’s really not a very big addition. I have no idea what would be involved–new sytems, digging a foundation, etc. I’m pretty sure an architect or contractor would be able to figure out how to get foundation digging machinery into the backyard, though. They know those things.

  3. You may consider hiring an architect to find out if you can build the addition. The reason being you may have to much square footage on the lot already.
