A Clinton Hill resident sends us this pic of a new building going up on Waverly between Myrtle and Park Avenues wondering why the heck this Fedders spawn is set back so far. Seriously – what’s up with the plywood? This is a new building (according to DOB filing) – shouldn’t be fireproof? Is this type of construction legal??

on a positive note… at least that eye sore will be pushed back and hidden between two buildings with character! I’d hate to be the person who owned a brownstone next to this awful thing even more if it was leveled with my property.

Building like that should not have a parking and should not be set back.
It is a part of browstone/rowhouse city fabric witch historically does not have parking.
Why we don’t convert all front yards to parking lots how that would look like?

I think it is because of the parking requirement, but that isn’t going to make it look any less weird–at least in my opinion. I appreciate the need for parking, but oh my….
this is an R6 zone, no parking is required for this building, it falls under a waiver, however if they want to provide an open parking space, then they have to set the building back 18 feet. This is so since the zoning change of 1961
