We have a thing for these four two-story buildings at the end of Washington Avenue right before it dead-ends into Flushing Avenue. (Pretty sure the address is 38-44 Washington.) Of course, not so much of a thing that we’d consider paying anywhere close to the $6.5 million asking price. But still, these are beautiful and, given the area (a mix of older commercial buildings across from the Navy Yard), would be a base upon which to build a very modern addition.   1. given the M1-2 zoning I don’t see tremendous upside and little additional FAR. Brownstoner: Air Rights? I actually believe it is overbuilt. I believe the lovely Cocktail Lounge is part of this package since they are all located on one tax lot.

    It’s worth 1.9M and one could spec. slightly over 2M.
