given the M1-2 zoning I don’t see tremendous upside and little additional FAR. Brownstoner: Air Rights? I actually believe it is overbuilt. I believe the lovely Cocktail Lounge is part of this package since they are all located on one tax lot.
It’s worth 1.9M and one could spec. slightly over 2M.
seems overpriced for area
sandwiched between Reign and Navy Yard Cocktail Lounge and you get the smells of the produce warehouse accross the street
That price is about double what I would expect for that area.
