We knew that Community Board 2 had given its blessing a year or so ago as part of the ULURP process for Navy Green, but we hadn’t realized the large mixed-use project slated for the (almost) entire city block on Flushing Avenue between Vanderbilt and Clermont had gotten its final sign-off from the City Council….

We knew that Community Board 2 had given its blessing a year or so ago as part of the ULURP process for Navy Green, but we hadn’t realized the large mixed-use project slated for the (almost) entire city block on Flushing Avenue between Vanderbilt and Clermont had gotten its final sign-off from the City Council. But it must have because a tipster just sent in these photos of ground having been broken at the site. It looks like a construction permit was filed last October but only received approval from DOB at the end of May. It doesn’t look like this permit covers the entire block-wide project, since there are just 31,685 square feet of residential space accounted for in the permit, along with another 108,352 of community facility space. According to the website of the developer (L + M Development Partners), the project is still slated to yield 460 residential units in addition to substantial commercial, retail and outdoor space. Like most projects of this size in this day and age, there will be a mix of affordable and market-rate units.

Maybe they were waiting for the whole Flushing Avenue bike lane thing to get ironed out.
That was quick (relatively) – I drove by there last Friday and was wondering when this would start construction. At that time there were no signs of life.
When this project went through ULURP, the development team stated it would be constructed in phases.
