The building was on the market starting in late ’08, according to StreetEasy—first asking $4,950,000 and ultimately $2,995,000 before it went into contract—and was pitched as a condo conversion: “This six story modern elevator building contains 14 apartments and 30 parking spaces. I just walked by that building yesterday, and it seemed to jump out at me. it’s sooo fugly. completely out of scale.
That was a very low purchase price. Very low. This developer is going to make some money if they can figure out how to make that building less ugly.
How could a 14-unit building sell for as little as $2.75m? That’s under $200k per apt.
