Brooklyn Papers is reporting that Forest City Ratner is looking closely at acquiring the former Ct. Mary’s Hospital in Crown Heights, prompting some observers to wonder if this will be how the developer fulfills the affordable housing component of the Atlantic Yards project. You can see why Ratner would want to do this, given the difference in market values between Crown Heights and Prospect Heights. It sure doesn’t smell right to us, though. Nor to some others involved in the process: I would defiantly not be supportive of building the affordable at St. Mary’s said Prospect Heights Councilwoman Letitia James, If anything, that’s where the commercial, retail, luxury should go — and while I am at it, the arena too.
‘Affordable’ Units to Crown Heights? [Brooklyn Papers]

  1. I don’t support converting hospital space into residential. Vacant land is scarce in Brooklyn. Where will new hospitals be build? Eminent Domain!

Contrary to popular belief Brooklyn has plenty of housing. If developers continue to increase the housing supply and the government does not increase schools, hospitals and transportation we will quickly become third world.

If Ratner must build 7000 units of housing why does it have to be squeezed into 3 blocks? Why can’t he build 700 units in 10 different neighborhoods?

  2. I just love how Puca refused to answer David’s questions. Coincidentally, this thread is mentioned on the web site of No Land Grab…where it is not possible to post comments. Of course, the statements are heavily edited and do not address the issues raised by David and others here.

Hey, if you lack the will and intelligence to debate, the next best thing is to re-write the story and make sure that dissenters are excluded.

Arena opponents have long complained that Ratner is doing this to them, yet they feel free to do it to others. Great job, guys.

  3. If Atlantic Yards is to be successful, whatever you think of the project (I think the scale is a bit large and infrastructure strains have not been adequately addressed), I do not think that a large amount of subsidized housing will help it, at least not in the footprint of Atlantic Yards itself. Who is going to buy a market rate luxury condo if other units in the building are subsidized for low income buyers? You’d be concerned about the building being finacially stable and taken care of etc…

  4. Perhaps a little indended innuendo by placing that photo with article – trying to make it look like Ratner is catalyst or cause for closing the hospital and responsible for lower health care in inner-city neighborhood? Quite misleading I think.
And you say doesn’t smell right to you – but perhaps if you knew that this is common/usual/standard practice for the subsidized affordable units be in different bldg./area from the building that is getting the waivers/subsidizing the affordable units. There ave been enough articles in NYTimes on how this operates.
Much of Battery Park City probably biggest example.

  5. Ratner deserves to get his face punched in just for creating the hideous mall we’ve been living with on atlantic and fulton, clear proof that he cannot be trusted. More face punches will be required once his current get rich plan is realized and people start figuring out how screwed they got once again. His record is the proof.

  6. First of all St. Mary’s Hospital IS NOT in James district. It is CD-#41. So Puca if it is not NIMBY then what is it? Just answer me – why would an arena, office and residential development be okay on a local street in Crown Heights but not okay at the intersection of Atlantic Flatbush and 4th Ave (over a railyard/subway terminal).

As for where I live for the 100th time – I live 10 blocks south of the proposed development

  7. Puca,

Once again, how close to or far from the project does one have to live in order for their opinion to be valid? I live in Prospect Heights, but does that make my feelings any more important than someone who lives in Bushwich or Brownsville? I certainly don’t think so.
