PACC Projects on Washington Moving Along

While we’ve focused most of our ink on the PACC project happening at 483 Washington Avenue because of the demolition of an existing brownstone on the site, the affordable housing group is also putting up another building directly across the street. And they’re really starting to boogie on the construction. Other than the fact that the facade doesn’t line up with either neighboring building, it’s too early to tell much about how this one’s gonna look. We believe its will ultimately be seven stories though. GMAP
“Affordable” Condos Where Brownstone Stood [Brownstoner]
If they have knocked out all the power on St James between Fulton and Gates, that’s news to me. It’s my block and I’m not having any problems.
Lining up with the neighbors front walls are mandatory for compliance with quality housing, oops another interpretation issue maybe??????
This is not the PACC site! You’re looking at the wrong side of the street. The photo (and rapidly progressing construction) is 506 Washington Ave, a private development.
The torn-down building was one of a pair, attached on one side. There is no unbroken street wall on that side of the block.
The twin building is a church and has a driveway between it and the next building. The torn-down building had a similar driveway. The next building, similar to the twins, completely detached, is a church.
Tearing down an existing brownstone and breaking the streetwall is not a good start to a development project. Let’s hope PACC doesn’t make the new units at the expense of good design and neighborhood character.
Why is lining up with the neighboring facades so difficult? They’ll probably add some odd balconies too which will make it rather incongruous.
In defense of PACC, the brownstone on the site had been occupied by squatters for years and was in terrible shape.
These sites are on a block with a Manhattan-bound entrance of the C train Clinton-Washington stop. The construction fence of the brownstone-replacement site blocks all but 2 feet of the sidewalk, and many mornings walking with my daughter to the subway, we are forced to go into the very busy 2-way street to get to the subway. Sometimes they have a flag man to guide the traffic but no help whatsoever for pedestrians. I just hope no one gets run over!
