489 Atlantic
We got a report from a reader who stopped by an open house last weekend at the Atlantic State Condos — two sister buildings at 489 Atlantic and 480 State.

On the Atlantic side, there are three floor-throughs (about 1,100 square feet each, and all are $685,000) and one 1,750 square-foot penthouse ($1,250,000); on the State side, there’s a lower duplex, two floor-throughs ($650,000 for one, $675,000 for the other), and a penthouse duplex ($985,000). The exterior of the building is modern but not terribly offensive, and aside for some cheap-looking bathroom tile and light fixtures, I was rather impressed with the units. It looked to me like they were getting quite a bit of traffic.

Has anyone else checked these out? Brooklyn Heights Real Estate is hosting open houses every Saturday and Sunday from 1 to 4 pm this month. Update: For the record, we agree with most of the commenters who called this a POS. Though we will give some credit for big windows.

  1. I don’t think the exterior is horrible, not inspiring at best, the bathroom tile is indeed cheap but that’s an easy fix for the 1850 SQFT duplex with 3 terraces that you get for $1,050,000. Or maybe I’m just not getting it, cause from the forum i understand its been empty for a while, anyone saw the apt lately?

  2. Hideously ugly and cheaply built. Have you seen the white plastic fence they put on the State Street side? And the big windows facing the concrete yard? That should give you an idea of their design sense. Also, I happen to know that they made the balconies too big and so can’t get a C of O. It’s May 2008 and still sitting empty. What a shame that that monstrosity was built on such a pretty block. The developers obviously had no idea what they were doing.

  3. Not to sure what everyone is talking about. I went to an open house and found the apartments to be really beautiful inside and the 2nd floor terrace of the Atlantic side is amazing. I agree the outside isn’t as beautiful as some of the brownstones, but it’s much more beautiful then the YMCA down the street! So lighten up people. Where do you live?

  4. I checked out the open house. Looks fine inside. Pretty unremarkable, kind of devoid of style, but the biggest problem is the floor plans are kind of nuts. We looked at both 3BR apartments and there are weird lofts that divide the space and take away lots of square footage. The banisters are just drywall rectangles with a railing bolted to them, further dividing the space.

    Seemed to be priced aggressively, but you’d probably want to invest the savings in a Day 1 renovation to get rid of the lofts, fix the floor plan, and add some character.

  5. “Not an expert” is definitely correct but in this particular case, with no indication on either the agent’s or the building’s wesite that any of the units have been sold or had contracts entered into, it’s probably acedemic at this point. Maybe prospective condo purchasers have more taste and discretion than we give them credit for.

    anybody thinking about buying in a brody building should do their due diligence.

    he designs the most hideous buildings. no talent. and they usually have a lot of problems.

    I also attended the open house last weekend. I didn’t think the apartments were that bad, but the bedrooms were on the small side and the fixtures were indeed crappy. And the outside is pretty fugly.
