Dubbed Lefferts South (even though it’s technically South of the Clarkson bounday of PLG), the 15-unit building will be an interesting test to see how far out the market for cookie-cutter “luxury” apartments can push….

We just got a press release yesterday trumpeting the sales launch at a new condo development at 2223 Caton Avenue. Dubbed Lefferts South (even though it’s technically South of the Clarkson bounday of PLG), the 15-unit building will be an interesting test to see how far out the market for cookie-cutter “luxury” apartments can push. Highlyann Krasnow, the The Developers Group broker pushing this project, is not relying on current neighborhood residents alone for sales. We anticipate this project attracting everyone from single Manhattanites to families living just a neighborhood away in Park Slope. All the apartments are two-bedroom, two-bath units, ranging in size from 831 to 977 square feet and in price from $439,000 to $525,000. So far, it looks like five of the apartments have been released on the web. No takers yet. Do you think this will fly at $500 a foot? Without seeing any interior pics it’s hard to say, but, nice promotional photography aside, the building doesn’t look like anything special (especially when you check out the shot on the jump). We shall see, we shall see.

I went to see the place and it looks nice from the outside. The neighborhood where it’s located is a different story but keep in mind that neighborhoods change over time. I feel that the condos are over priced considering the location of the place. I think that allowing clients to see pictures of the place may change minds.
The price is a joke. Take it from one who’s lived a block away all his life.

We’ve had 2 officers shot (1 killed) on my block in the past 2 years, and a civilian shot in front of my building only a couple of months ago. In case you think this won’t matter… when a cop’s shot (usually past 3 am), there are helicopters scouring the whole area and you’ll hear sirens and loudspeakers until the morning.
Also, ODMP calls my block ‘East Flatbush’ and I’m 1 block west of the new development.

This developer seems to consider Victorian Flatbush to be greater PLG and lots of RE brokers list PLG as being “Park Slope” vicinity, so I guess we all live in Park Slope, but wait–Park Sope is practically Brooklyn Heights and Brooklyn Heights is almost in Manhattan,so….
It’s interesting that the “Neighborhood Information” section on the developer’s website properly lists the boundaries of PLG and places “Lefferts South” in what they call “Caton Park”
They write:
“Prospect Lefferts Garden takes its name from Prospect Park, the Lefferts family homestead, and the Botanical Gardens. Its borders are Empire Boulevard on the North, Clarkson Avenue on the South, Ocean Avenue and Prospect Park on the West and New York Avenue on the East. Caton Park is a smaller neighborhood bordering Caton and Church Avenues.”
I have mixed feelings about this developer expropriating the PLG name, but at least they see the name as having value–a far cry from when I was looking for a house in the ’70s and had to search ads under “Park Slope vicinity” or Flatbush.
Price is absurd. As others pointed out, this is far more than the going price per square foot in PLG proper, and more than the going rate in Lefferts Manor. The highest I’ve seen a Lefferts Manor house go for is 400/sf, and that was a real stunner.
Why on earth do they have a shot of the fountain at Grand Army Plaza??? The building is two miles from the fountain!!!!! That’s like putting a picture of the Brooklyn Promenade with a Park Slope listing. Maybe the agents should learn more about PLG before they start selling there….Plus for the price of two crappy apartments, you could get an entire house in PLG proper.
This is a very busy intersection, the place is actually located where Caton, Bedford and Linden meet. Linden and Caton are, of course, Route 27. Ultimately a very heavy traffic area, probably somewhat noisy with liberal use of horns. This is a large lot of land, so there may be some off-street parking. I calculate at least three, possibly four, tear-downs were necessary in order to construct this one. Quite a few pre-wars nearby, so in terms of height, the building works. No telling about the interior.
