Better late than never. We forgot to run this map of the Prospect Heights development pipeline that the good folks over at The Real Deal put together a couple of weeks ago. The bottom line: There are more than 20 residential projects underway or slated for the booming nabe. In addition to the interesting news that all 27 of 39 units at the Washington Condos are sold, the article had some other good details:
The developer of Pacific Blue, Supreme Builders, is also doing a 16-story glass tower at 540 Saint Marks Avenue one of the first glass structures in Brooklyn. Architect Richard Meier is also leaving his mark on Prospect Heights with a glass tower, a reflection of his Perry Street high-rises in Manhattan. The 15-story building at 17 Eastern Parkway will have 119 units and is being developed by Mario Procida of Seventeen Development LLC.
Part of what’s driving the building boom is the number of oversized lots and the presence of a lot of disposable structures like body shops. Price per buildable square foot is in the $100 to $150 range.

If anyone has any information about the apartment building that is about 12 stories high on ST. Mark’s Avenue between Classon and Franklin please list it. My husband and I drive past there but, never really have the time to stop and would like to inquire about their possible vacancies. I’ve surfed the net and haven’t come up with anything. It’s not the glass highrise and I don’t think they’re condos either. It is a brick building and each floor has a balcony. A name or a number would be great. Thanks!
The St. Mark’s project, at least according to the address, is a vacant lot about 100 feet past the shuttle, going towards Franklin Another project, closer to Classon, is about 12 stories high. During my walk, I noticed that the lots on Pacific Street have a wooden fence around them, but nothing has been built.
Can anyone find out more about the development plan at 540 Saint Marks? I find it a curious place for a glass tower, given the elevated subway line just a few lots away. My sleuthing hasn’t turned up very much in terms of details. Property Shark shows a parcel consisting of 4 vacant lots, adding up to about 53′ x 120′.
I noticed that too. But it seems to depend on the unit. One of them describes “stainless” appliances. In my opinion, unless you are putting in a real restaurant quality stove like a viking or wolf, stainless steele is a bit of a fad that will look dated at some point. I say put in what looks nice in the context. Just my two bits.
The condo coversion on the corner of St. James and Atlantic is being formally marketed by Aguayo and Huebener now. They are calling the Faculty House Condos. Technically it is in Clinton Hill, but just on the other side of Prospect Heights/Crown Heights border – so just another project in the area. You can see it on A&H’s website.
I took a stroll through the area last weekend. Most of these projects are underway – the one on St. Mark’s, between Classon and Franklin, is huge. Others, such as the ones on Sterling, are still vacant lots.
The washington has not sold out, the quote from the article is: “It has 39 units, and we have sold out – without having one open house yet – 27 of them from plan,” Peggy Aguayo said.
So 27 out of 39 sold as of the time of the article.
