Sneak Peek: Rare Stuy Heights Vacant Lot
We’re going to be watching what happens to this lot very carefully. We’re going to be watching what happens to this lot very carefully. Though not posted yet on the Massey Knakal website (you heard it here first, folks!), this 20-by-100-foot lot at 130A Bainbridge between Lewis and Stuyvesant is one of only two or three in the entire landmarked area of Stuyvesant Heights. While you can be sure the LPC will have a lot to say about what gets built there, we can only hope this falls into loving arms. The R-5 zoning comes with a low FAR of 1.25–so you’re talking 2,500 square feet as of right. Taxes last year were $230. If you’d like to see building deep in a Landmarked district, there’s something going up on 8th Ave in the North Slope, near Garfield.
what does an FAR of 1.25 mean exactly? I imagine it has something to do with air rights. The homes on this block are three-four stories. Are you saying the zoning would prohibit the owner from building to the same height?
Something like the townhouses spanning 98 – 163 Greene Ave. Somebody link an image.
I’m quite ignorant about this kinda stuff. what could you possibly build in a landmarked lot? clearly, you can’t build a brownstone caparable to the brownstones on that block so what would be approved?
