This is an 11 story project that is now being handled by Scarano, according to the building permits (address is 500 4th ave)
Regarding the zoning, it is residential, R8A per the rezoning of 4th ave from a couple of years back.
So, the application calls for a 120 ft building, 11 stories tall with a total of 142,634 square feet and 125 units. Wow. That seems to be more than even the upzoning would allow, not sure how they are doing that or if it will be approved but it’s a big one.
I live 2 houses in from that lot. The plan as far as I know is it will be a 12 story condo or coop courtesy of Issac Katan. He also has purchased one of the brownstones (on 12th) and a sided house (on 13th). I also heard that he was trying to purchase the laundromat building on the corner of 13th and 4th to make it block-wide (12th to 13th). It has been over a year though since they knocked down the beverage distributor. In terms of the supermarket sign, that has been there over 3 years. This last weekend he paid someone to cut down the tree-like weeds in the lot and the brownstone next store.
I used to live around the corner. There was a wholesale beer & wine place there. I believe when they tore it down they intend to rebuild something similar. I don’t think zoning has changed to residential, anyway.
I know Butler Street ‘tween 3rd and Nevins is off everyones radar but I walked by there last night walking to ParkSlope. Looks like large new bldg. in construction looking very much like new hotel that is being built on Union (3rd/4th).

Can there really be a demand for hotel rooms in two scrappy looking blocks? Anyone have any ideas what really is going on?

On another SoSoSlope note, the construction on 15th street b/w 4th and 5th was stopped by the DOB.
Yup, it’s been like that since I moved to the area in April 2004. I don’t think they’ve done anything in that time… And you know what? That corner always stinks of sewage! I called 311 a year ago to no apparant effect.
