Here’s a massive lot at 174 Vanderbilt/181 Clermont between Myrtle and Willoughby that’s all teed up for some major development. We haven’t heard what’s planned for this site but we bet dollars-to-donuts that one of you has.

  1. For a least six months leases at the Clermont Armory have had a rider to be signed by tenants on that side of the building stating that they are aware of the construction activity going to be takingplace for several years to come, so they’ve known all about the project there for some time.

  2. Only 64,162 squre feet of it can be residential. R6 provides only 2.43 of residential (3.0 on a wide block, which this isn’t). Are they really going to build 47,642 square feet of community space (which is allowed by R6)? That sure seems like a lot of doctors offices or not-for-profit space.

  3. Meltzer/ Mandl designed the Greenhouse Condos building on Carlton and Greene Avenues. Expect a glass and steel building with a very modern look. Not my personal favorite style-wise, but people always seem to buy condos from buildings they design for very high prices.

  4. This site as you can see is next door to the renovated armory. In old images of the site it once had the “Clermont Avenue Rink”, an indoor ice/roller skating rink and was the sight of boxing matches, hockey games, political rallies and meetings. Any chance the developers will include a skating rink in their plans??
