Dubbed Lake Windsor by neighbors for rather obvious reasons, 1638 Eighth Avenue has long been a thorn in the neighborhood’s side. A succession of developers has tried to tame this boggy plot to no avail. The current owner now has two applications before the BSA, one an extension to file under R6 and another for hardship. At the hearing this week, neighbors testified to the years of sinking backyards, disappearing patios and pools, trucks arriving at 4:30am, supplies delivered after midnight, etc. The developer’s attorney claim’s her client is a victim of bad luck and antagonistic neightbors which resulted in costly delays. As far as we can tell, no major decisions were made, with the BSA in the end just asking for more photos, timetables and costs from the developer in advance of the next hearing on June 20th.

Oh boy – I am that actual resident… I recently saw a map of park slope circa 1899 and this lot was there 0 it’s a very strange shape – sort of a vee shape which it makes it difficult to build anything. Apparently when it was purchased, it was an overgrown wasteland last used for storing oil trucks…. this was before my time.

    The site has had a stop work order on and off for years (certainly almost all of this year). There was a flurry of work – pounding something like 200 huge three storey pipes with a four-storey hammer in November; the builders were attempting to get in under the wire after the zoning was changed. These guys are real katzenjammer kids though – apparently this is the 8th set of plans and these were incorrect as well.

    I wish we could interest the borough and Marty Markowitz to buy the land and turn it into a park or city garden. The obvious positives of this idea are many. Clearly the builder has no use for the land any longer.

  2. 8th Ave and Windsor Pl.

    Been in limbo for years…gas station (nope), restaurant (nope), condos…well. The community has been fighting this property for 5 years, switcheroo of developers, construction companies…yuck!

    To top it off, on either side of he “lake” are folks back yards, ever slipping into the water hole that’s in between them. Ground water is the real issue!

    Not sure of the history of the actual land, a real screwy lot…problems for over 20 years actually according to the very angry and fed-up neighbors.

  3. No can-do. Mosquitos are the size of dogs.

    Perhaps the BSA appeal will go on long enough that the neighbors can bring in a few containers full to unleash on the developer’s attorney. Of course they’ll have do do so supposedly illegally, as they supposedly did taking photos 😉
