A reader sent in this shot of 59 Douglass Street at the corner of Smith in Carroll Gardens. According to Property Shark, the same person has owned the property for many years but is just now getting into gear to develop the 50-by-100-foot lot into a 12-unit, 20,000-square-foot residential building. (There will be six parking spaces as well.) The building will be only four stories, so it’ll be contextual on that front; no idea how it’ll stack up in the aesthetic department though.   1. I think the posters in the construction fence show a rendering of the building for this site. I might be wrong. I’ll try to get a close up shot and send in.

    Looks OK, though not the contextual ‘updated brick’ across the street, that everyone seems to like. (I wanted to redo that Amer Apparel site with an open, concrete-floored, brick-oven pizza rest. called “Sheet Metal Pizza”–named for the biz that existed there…)

I have lived on Douglass for 26 years near this site as well and while the area has its share of typical NY weird people (drugs or otherwise) it is still a decent area which has been steadily improving for some time now. Have no idea what “anonymous 7:14 is talking about. The demolition of the crumbling buildings on the site is welcome and I only hope whatever else goes in a new building doesn’t include a fast food franchise.

  3. I lived on Douglass for years. Nice lot,
    not so nice block. Drugs being sold between the projects and Court Street.
    Everyone knows the craxy family that makes
    the block less than it should be. The cops
    sit on the corner of Douglass and Smith,
    just cause. I’ve never seen any arrests.
    I do read the police blotter, inordinate
    amount of street crime around this block. It used to be if you were on a
    drug block, I’m sorry it is a drug block,you would geet a discount. Someone
    should get rid of the pay phone on Smith and Douglass, you know the action. Junkies on the phone, leaning, I hate the block.Great corner though.

  4. I think it is in architects hands now to get permit. Whatever issues DOB has need to be resolved before granting permit.
    Am anxiously awaiting something…tired of the sight of site.

  5. No inside scoop, but I dont have high hopes. Progress has been at a glacial pace with vacant stored sitting for many many months (years?), then very slow demolition, and a vacant site for several months now. The owner seems to lack the skills and/or $ to pull this off.

  6. If the property turns out to be anything like the new-ish apartments above the American Apparel store across the street, then the new construction will be a welcome addition to that corner. The demolished buildings were in very, very bad shape, and it was good to see them go. Let’s keep our fingers crossed.
