You heard it here first: A large new retail and housing complex is being planned for the large triangular plot of land bordered by Keap Street, Grand Street and Borinquen Place in Williamburg. A plywood fence started to go up around the former Shell gas station last week, as per this permit, and the developer tells us that the first phase of the project will include a “retail strip center” with an “apartment tower” to follow.   1. There’s already 3 local mom & pop bodegas across the street from this lot and about 10 new “luxury loft” complexes within 3 surrounding blocks. Who thinks a convenience store & apartment tower is a good idea?

  2. I always think this spot would make a great park. Since I just live up the block.

    Also, FYI, the gas station on Union & Maujer features a very complete gym in the office – the guy that owns the place is a real bodybuilder. He also LOVES Christmas.

    I guess it’s my favorite gas station.

  3. It was a gas station, but not a perfectly good one. Had horrible experiences with the service station that was there, as did friends of mine (doing unnecessary work, overcharging for work, doing truly shoddy work). But the gas itself was perfectly good.

    As for signs of resurgence, this surely isn’t it. Read carefully – the developer is planning a strip mall, i.e., a tax payer. That is what developers have always done when the market is soft – it is a place holder for future development, but right now they are just trying to cover carrying costs. That is hardly a ringing endorsement for the resurgence of the housing market. (That said, there are plenty of other examples of residential projects starting up or moving forward, so I’m not saying the market is completely dead.)

    The permit linked above is for demolition, btw – I don’t see any permits for new construction (maybe I’m missing something?). So it doesn’t look like the owner has even filed for any work, taxpayer or “apartment tower”. Sounds to me like we’re going to have a vacant lot for a while, at least.
