Remember those 11 new townhouses that ended up getting built on the old Minerva site at the corner of 23rd Street and 7th Avenue in Greenwood Heights? Well, apparently (and impressively) they ended up selling and their success has emboldened the developer to try to pre-sell an addition five look-a-likes on a vacant lot on the same block. While the Open House signage at the empty lot gets big points for comedic effect, it looks like it’s probably reasonable to use the already-built houses as models: According to the Corcoran listing, the new ones will also be 15 feet wide and also come with street-level garages. I was so shocked to see how the whole construction was plywood and 2X4 from head to toe and they finished it up with “fake” stucco, then at open house, the interiors are just builders grade materials….if is sold out, I guess i can start selling canned dog poop, they are buyer for everything.

Too bad the construction is shoddy, or so I have been told and seen. I guess the new ones will be the same, no doubt.

I would have preferred the bronze double hung windows, as I like the way the bronze windows looks from the inside, it matches my decor…..The white or silver sticks out like a sore thumb.
I kind of like it. Great garage for motorcycles, bicycles, a canoe, and a kickass workshop. I can think of a lot of better uses for that space than car storage. I just don’t know if I $1 million like it.

As far as around the corner, same “great guy” who brought you the 7th Ave/23rd St “fun bunch” is also the one who has left this site abandoned and garbage strewn since 2008.
Real nice feller. And if you do some poking, HPD had to shut the site up, not the developer…DOB has a full SWO and rescind and gee, theirs a lien on the property.
So how the heck is Corcoran pre-selling units? I guess there’s so mojo out there I’m not seeing.
As far as the 23rd St curb-cata-palooza, Denton and others know how I felt about the 7th Ave ones (baby killers). These are comical. Highest point in Brooklyn and let’s have a bunch of NYC drivers (the best of the best, right?) navigate around a tree, down hill and into a eight foot wide space.
I’m running numbers in this one. Odds are not long. Any takers?
You get a Mini or a putt-putt. Glad to see all of those houses sold out, I always said they were great, later for the haters.
